A well-staged and nicely landscaped outdoor area can be an important selling point to potential buyers. It’s well worth the time you spend to transform your yard into an area where future homeowners will love to hangout.

With a little imagination and a few extra hours, you can transform even the most uninteresting backyard into an entertaining space. Here are some simple backyard improvements to help you sell your house.

Clean up the Yard

The backyard should give off the impression of cleanliness and order. You should rake, edge, and sweep all surfaces of your yard to create an orderly appearance.

You should weed your flower beds, pathways, and any other areas. As with inside your home, remove all toys, pet items , and other clutter. As buyers walk around the area, they should be able to see a neat and attractive backyard.

Create an Area for Entertaining

The backyard is an excellent place for entertaining, and the space available for entertaining is one of the strongest selling points for a house. The features of your home will determine how you design a space.

Set up patio furniture on a porch, platform, slab or other area that is easily accessible to create an inviting entertainment area.

Consider spray painting your furniture if it has seen better times. Ask a neighbor to lend you a set of furniture for a couple weeks if you don’t own any. Tell your realtor the set is and not included in your home sale.

Dress up the Flowerbeds or Buy Pots

Fill pots and flowerbeds in the yard or on the porch with pretty flowers to enhance the ambiance of your yard. Flowers are a good choice as long as it is warm outside. They add color to your yard and make it more visually appealing.

It is not necessary to be a green-thumb to plant flowers. Tell your local garden and home store what you’d like to do. You can find out the best options for your budget, gardening abilities, and location.

Pro Tip: Large plastic planter pots can be filled up with beautiful annual flowers. Flowers won’t last very long but that’s not their purpose!

You can choose more plants that are resistant to the weather if you’re selling in a climate where flowers don’t grow well. Mulch can be used to tie everything together. You’ll be amazed at the results!

It’s fantastic if your house is in such good shape that all you have to do is clean up the backyard. You may need to make some minor or moderate repairs to your home if you’re looking to sell it for the highest price.

You don’t need to do more than necessary, but you shouldn’t ignore repairs that could hurt the value of your home.
